The Formation of Land Dividends Based on Different Classification Criteria
The purpose of the paper is to redefining the concept of land dividends, classifying land dividends, and exploring the formation of land dividends which based on different classification criteria. The research methods included comprehensive analysis and generalization. The results show that: the formation of land dividend not only comes from the process of land use change, but also comes from the improvement of land use efficiency. The formation of land dividend is closely related to the change of land use, property right, space and intensity. The change of land use and land ownership would form a certain amount of land dividend. It is necessary to use advanced technology to increase land intensively and efficiency, promote the formation of land dividends from changing the land use to improving the efficiency of land use.
